Noss Mayo and Newton Ferrers are twin villages set around the beautiful estuary of the River Yealm. This sheltered deep water harbour is a magnet for boat owners and the wooded slopes leading down to the water make this one of the most picturesque locations in the South Hams and in an Area of Outstanding Natural Beauty and Special Area of Conservation. The village is thriving and has most facilities, a post office, pharmacy, traditional butcher, Co-operative store, three good public houses, two churches, yacht club with bistro, tennis courts, tea-rooms and a good Primary School.

To the front is a small terrace which is an ideal place to watch the world go by with a cup of tea. The rear garden is accessed either by the side of the house or through the back door in the downstairs hall. Steps lead up to a sloped grass area and the top of the garden is a Summer house with sun deck with lovely 180 degree views over Noss and the countryside beyond. A perfect place for sundowners. There is no parking at Mollys Cottage but you can park at The Village Hall, or at the Noss Mayo Tidal car park opposite as well as at The Tennis Court car park just up the road.

From the A379 in Yealmpton, take the B3186 to Newton Ferrers. After approximately 2 miles, turn left signposted to Noss Mayo and Bridgend. Continue to the bottom of the hill and go straight on at the crossroads. Follow the road up the hill along Stoke Road then bear left onto Revelstoke Road follow the road on the right tight corner to the Village Hall and bear left into Foundry Lane where you will find Mollys Cottage about 20 yards on the right hand side.
