No 9, the Old Grammar school sits in a private corner in the grounds of the former Victorian Old Grammar School on the outskirts of Camelford. It forms part of a select exclusive new development of six, four bedroomed detached homes and three fabulous conversions. It affords lovely views across the valley and comes with a small garden, terrace a car port and parking for 2 cars.
These beautifully presented individually designed houses are nestled on the hillside on the edge of Camelford town close to Bodmin Moor. The layout of the development provides a domestic scale of a small cluster of homes arranged around 3 courtyards. The collection of houses have been built using a host of high technical products to produce modern homes of style and form. Each home has been designed to optimise privacy and views, yet practically sharing courtyards for entrances and parking.
This is not a development using standard house plans. Each home is quite unique and every room and window has been carefully planned to make the most of the surroundings and to provide for a rich and varied lifestyle with steps and levels around the site used to grab that extra sunlight or view.
Internally the specification is second to none. The contemporary high gloss Nolte kitchens have designer taps and Miele integrated appliances finished off with Silestone composite granite worktops. Bathrooms and en-suites include designer sanitary ware in white with chrome taps and fittings with designer floor and wall tiles. Log burners have been provided in the living areas and there is a communal TV, satellite and TV connection system into the living rooms and bedrooms and a fob activated burglar alarm. All the bedrooms have fitted wardrobes.
These high quality, well insulated, low maintenance homes with full double glazing are heated via oil fired boilers with under floor heating to ground floor and contemporary column radiators to all first floor rooms. Zero maintenance external walls, combining through colour render, masonry blocks and natural larch timber cladding.
All the homes have either gardens or terraces. They all come with double car ports (except house 9 which has 1 car port and open parking).
There is a 10 year LABC guarantee and a share of common freehold areas through resident controlled
Camelford (Celtic for bend in the stream) lies 6 miles inland from the rugged North Cornwall coast’s delightful villages of Boscastle and Tintagel and is located on the edge of Bodmin Moor with its lovely walks and epic landscapes. This old market town is situated in the River Camel Valley and once an important river crossing is steeped in history and legend. One of the highest towns in England it retains much of its rich history with fine old buildings still to be found. Within this idyllic setting are modern schools, shopping, local produce, restaurants and cafes, with stunning park and riverside walks. The Camel (cycle) Trail, Tintagel Castle and many other local attractions can be found on the www.visitcornwall.com/places/camelford website.
The Old Grammar School in Camelford is barely a minutes’ walk from the main street. It remains of great cultural significance in marking the key step that education played in the historic development of Camelford as a settlement. Whilst the town outgrew the school in the 1960’s, it is undoubtedly the original late C19 & early C20 stone-built late Victorian classrooms that are the primary aesthetic interest.
Gwithian Projects brings together a team of design led specialists with over 25 years of experience in delivering high quality homes in Cornwall and in London. Sites are chosen for their location, outlook and hidden interests. We pride ourselves on seeing opportunities and creating special homes that offer amazing value and quality. In early 2015, we saw great potential within this acre of dilapidated sprawling buildings and overgrown car parks.
