Formerly Berrystone Cottage was divided into two, 3 bedroom properties each with their own entrances and it could easily be converted back to this. However it could also be divided up to provide one larger house of up to 5 bedrooms, and then a second smaller home still with lovely living accommodation. In addition to this and within the building there is also a two bedroom barn conversion which would lend itself well to use as a holiday let or home office.
On entering the main property is a lovely light porch area with slate floors and plenty of space for coats and boots. Off this are two doors, one to a study/tv room, and the other to the glorious sitting room with exposed beams and part exposed stone walls. This is a lovely room and perfect for entertaining, off this are stairs up to the first floor. Following through into the kitchen/diner which is full of character having been converted from the original barn, there is a small fully fitted kitchen area with integral Creda cooker with electric hob, French windows out to the rear garden and floorboards throughout. There is also a laundry room (where the boiler is located) and a WC and shower room.
From here is a fully lockable door to the two bedroom annex section which comprises a very large reception room with some fitted units, a concrete floor and lovely old stable door to the rear garden. Off this is a WC with shower, a bedroom and from here a door leads through to a large sitting room with exposed original beams and a further WC and shower, there are wooden steps up to a lovely galleried sleeping area. To the south side of the property is the original front door which leads into the second section, and one enters into a small hallway with stairs to upstairs and also into a lovely cosy sitting room with large inglenook fireplace and woodburner, going through to the kitchen is a large useful understairs cupboard, and also a door to the long porch which is perfect as a conservatory style place and leads to a secondary front door onto the lane. Underneath the slate floor there is an old well which could make a stunning feature.
Two steps lead up to the large kitchen which is a lovely large room, fully fitted with wall and floor units and with a large Stanley range an island unit and plenty of space for a dining area. Off this is a small laundry room with WC & shower and there is also a large storage room/ possible larder.
Going upstairs there is a lovely dual aspect double bedroom with en suite shower to the front of the property, then a second double with views over the pretty south facing garden and a large fully tiled family bathroom. Going along the landing are a further three double bedrooms over- looking the rear garden, two of which have basins then there is a further family bathroom and a sixth double bedroom with dressing area. As previously mentioned it would be possible to divide the properties off at almost any stage.
At the front of the house is the car port and off street parking for one car on a gravelled driveway. To the south side is a pathway that leads round to the original front entrance and a large garden with lawns and abundance of mature flower and shrub borders. Above this a further lawned area with summer house and access to the field (approx. 2.6acres) which can also be accessed from the road to the west of the property. With steps down there is a separate small west facing garden and further lawns wrapped around the north side. In addition across the lane is a walled paddock with a barn/stables and piggery.
