Flossy Brook is a purpose built holiday lodge in the heart of the Blackdown Hills, bordering both Somerset and Devon, and occupying a location within a meadow and surrounded by open countryside. The property is well served by the local area with plenty to see and do including plentiful walks in the surrounding hills, Castle Neroche, Staple Hill and Otterford Lakes to name but a few.
Just a short walk from the property is the highly regarded Candlelight Inn which brings people from far and wide and is a useful distraction from the kitchen for when you want a lazy evening.
The accommodation has been designed to bring the family together with open plan living, large entertaining areas and plenty of light and air. The luxurious finishes include a bespoke, hand-crafted kitchen with granite worktops and solid wood cabinetry, a mixture of warm wood and tiled flooring and underfloor heating to the ground floor.
The property is entered from the ground floor to the entrance hallway which in turn leads to the kitchen and open-plan living area, ground floor bedroom with en-suite bathroom, cloakroom and swimming pool area. Stairs lead from the entrance hall to the first floor giving access to two bedrooms and a bathroom. A second set of stairs leads from the living room area to the opposing end of the property where there are two further bedrooms, 1 en-suite, a family bathroom and another room which can create an extra bedroom or reception room. The twin staircases create two separate wings making it especially suitable for multiple families or age groups.
The swimming pool is constantly maintained and can be accessed from the accommodation without the need to go outdoors. The pool is both heated and filtered within an independent pump room which also houses the boiler. The pool area also benefits from air conditioning. There is also ample storage within the property for guests. The sale includes all furniture including the soft furnishings and bedding so it is ‘turn key’ for the next owner.
Maintained to a very high standard the property sits in just under half an acre with exceptional levels of privacy. There is an enormous patio adjacent to the rear of the property which is currently occupied with a fleet of sun-loungers and seating, taking advantage of the South-facing aspect. The garden is predominantly laid to lawn with a fenced off pond area and adjoining paddock. There is plenty of off-road parking at the front of the property on the gravelled driveway. There is also a bin area which can be accessed off the main road without the need to enter onto the property and a storage shed for the storage of linen and other necessities relating to the running of the holiday unit.
