Eastleigh, Harberton, Devon

High Barn is a hugely attractive attached Grade II listed barn conversion in the glorious hamlet of East Leigh near the village of Harberton which is approximately 10 minutes from the market town of Totnes.

The property has been sympathetically converted to retain much character and offers stunning, light and bright living accommodation on the first floor, with 4 double bedrooms with a family bathroom and ensuite shower room on the ground floor. There is access to the courtyard at the rear from both the ground floor and first floor and there is also a paddock area at the front.

Approached via a shared driveway there is a large grand entrance hall shared with the adjoining property, with a useful storage room for each property and also space for coats and boots before taking a flight of stairs to the left for High Barn.

Entering High Barn there is a door straight ahead which allows access to the dressing room for the master bedroom suite, or one can follow the stairs on up to the first floor living area. The sitting room is a truly exceptional 36 ft room, double aspect with vaulted ceiling and exposed beams, a lovely granite and timber fireplace and glorious countryside views. This characterful room is very bright and airy, there is a step up at the far end to a charming dining area with tiled floor.

From here a door leads through to a landing with access to the rear courtyard (via steps down) and with a Guest WC, space for a large fridge freezer and door into the bright kitchen with large picture window with countryside view. Fully fitted with a Stoves range with gas hob and electric ovens, floor and wall units, integral fridge and space for washing machine and a lovely Belfast sink with plate rack over.

Downstairs is the master bedroom with dressing room and ensuite shower room. There are 3 other double bedrooms, one of which having French doors onto the courtyard, in addition there is also a family bathroom with lovely Victorian roll topped bath. Throughout, the property is in good condition, strikingly furnished and very individual.

Outside
Outside to the front is a grassed paddock area fronted by an attractive stone wall. In addition, across the lane, is a triangular shaped section of land also owned and maintained by High Barn. To the rear of the barn is a generous and attractive courtyard which has been sympathetically fenced to ensure privacy for both High Barn and the adjoining property and is a lovely space to relax and enjoy the afternoon sun.

Situation
High Barn is in a sylvan position with may walks and Bridleways on your door step. East Leigh is located close to the village of Harberton with its popular pub and cricket club, and within 10 minutes of the medieval market town of Totnes which is surrounded by the beautiful rolling countryside of the South Hams. Located at the navigable head of the River Dart this unique town has a worldwide reputation for its lively, diverse community and relaxed atmosphere. There are a plethora of restaurants, bars and pubs as well as many privately owned shops and art galleries.

Dartmoor and the beautiful beaches of the South Hams are all also within striking distance. Totnes main line Train station has a direct connection to London Paddington ( approx. 2hr 45mins) Exeter St Davids (approx. 35 mins) and Plymouth (approx. 30 mins). Exeter airport is 30 miles away (approx. 40 mins) giving direct flights to London, UK and Europe. The A38 giving access to the motorway network is approximately a 10 minute drive away.

Location
Leaving Totnes going towards Kingsbridge turn right towards Harberton and follow the road through the village continuing on this lane. After a number of hills you will reach a small crossroads marked East Leigh Cross where you turn left. Follow along here until you come across the cluster of buildings, High Barn is clearly marked on your right.
