Built in the gothic style this immensely characterful Toll House on the western outskirts of Totnes is a real gem. With a rich history thought to date back to about 1780 when it became a significant dwelling, it was then converted into a toll house in approximately 1834 by the Ashburton Totnes Turnpike Trust. At this stage it was on Follaton Avenue which was an unpaved roadway lined with a double row of oak trees which led to Follaton House, and was a popular Sunday walk for the local people.

The property which is approached mainly via the side front door opens into a small hallway with door to a downstairs shower room and WC, and leads through into the kitchen which has a tiled floor and a number of wooden fitted floor and wall units, a built in cooker and Belfast sink. From here there are French windows which provide access to a little paved patio area perfect for an al fresco coffee.

The Dining Hall which is a lovely second reception room with a large casement window, a door to the sitting room and stairs to the first floor. The living room is an interesting L shape, formerly two rooms and which now have the benefit of two small wood burners (one of which is not in use) with lovely granite surrounds. With a dual aspect and high ceiling heights this is a light yet very cosy room, with views out over the garden. Full of character there is also the original oak door leading to a small entrance hall from which is access to the main front door. Upstairs are three double bedrooms, although one is currently in use as a home office with doors onto the garden, and a family bathroom.

Outside
Doors from both the kitchen and office lead out into the garden, which is laid mainly to lawn with a few borders, some mature shrubs and a vegetable patch. The garden has hedges all around it which afford a real sense of privacy, and there is also a useful small workshop, a summerhouse (in slight disrepair) and the garage all of which provide useful outside space.

Follaton Lodge is situated on the Plymouth Road on western edge of Totnes. An old medieval market town, Totnes is surrounded by the beautiful rolling countryside of the South Hams. Located at the head of the River Dart this unique town has a worldwide reputation for its lively, diverse community and relaxed atmosphere. There are a plethora of restaurants, bars and pubs as well as privately owned shops.

Totnes main Line Train Station is approximately 5 minutes drive away with its direct connection to London Paddington (approx. 2hr 45mins) Exeter St Davids (approx. 35 mins) and Plymouth (approx. 30mins). Exeter Airport is 30 miles away (approx. 40mins) giving direct flights to London, UK and Europe. The A38 giving access to the motorway network is about a 10 minute drive
