Talland Hill, Polperro, Cornwall

Set in an Area of Outstanding Natural Beauty this unique detached 18th Century Barn Conversion sits above Polperro with expansive sea views. Bought by the current owners in 1998 the house was converted and extended to an exacting standard with an eye to every detail.

It benefits from underfloor heating throughout and the paint and finishes are chemical free even down to the lime wash and mortar. The end result is a family home full of character with bright and spacious rooms.

Set on the edge of Polperro in a quiet location overlooking fields, the surrounding countryside and coastline the single lane road leads down to the heart of the seaside village.

You approach The Barn through the gardens and it is entered through a porticoed entrance with a hand built solid Oak front door. Entering into the house you are welcomed by a double height entrance hall flooded with light with unique solid oak tread stairs leading to the first floor.

On the first floor is the huge (35ft) Kitchen/Breakfast/ Family Room with vaulted ceilings with exposed original beams. This double aspect room has oak floors and is the perfect place to entertain or kick back and relax with the family. With French doors onto a Juliet balcony offering views across the front garden to the sea beyond whilst on the other side a Stable Door leads to the rear garden. At one end is a Tulip Wood bespoke hand built kitchen which perfectly fits in with the character of this lovely room. Fully fitted with Heritage (recently refurbished) oil fired range cooker with extractor above, which also provides hot water and underfloor heating, and solid Granite and Iroko work surfaces and fitted fridge microwave and dishwasher.

A door leads to the Large Utility Room with a back door leading to the side of the house. A useful place for hanging coats and leaving muddy boots it has a sink and base units, plumbing for washing machine and the guest WC off it.

At the other end of the room is the dining area but with so much space a relaxing sitting area could be created along with a large dining table.

Along the corridor to the other side of the house are found Home Office/Bedroom 5 and onto the lovely characterful living room. This triple aspect room with high ceilings and exposed beams has French doors leading out to the garden and windows with views over the adjacent field. With a log burner this is an ideal place to be cosy on a winter’s day after a walk on the cliff path in front of a roaring fire.

On the ground floor you will find the amazing master bedroom with ensuite shower room. This relaxing south facing room is flooded with light and glazed doors lead out onto the sun deck offering views over the garden and sea beyond. There is a another double bedroom suite with ensuite shower room for guests and a further 2 double bedrooms and luxury fully tiled family bathroom with standalone shower as well as bath.

Outside
To the front of the house there is off street parking for at least 5 cars and two large stone and timber built stores but could be utilised as a workshop or a home office away from the house. Adjacent to the house is a timber decked South facing sun terrace which has amazing sea views and of the large front garden. Steps lead down to the South facing front garden which has a pond and can also be accessed from a five bar gate from the lane. With some replanning this could be the perfect place to relax and unwind as it is not overlooked and offers great views of the sea.

Behind the house accessed via the side of the property and from the living room and kitchen is the large rear garden. Mainly laid to lawn and terraced it has a great raised sun terrace offering views of the sea and countryside whilst it also benefits from vegetable beds surrounded by tiled walkways.
